Commercial Roofing Types

Flat top commercial buildings require special types of roofing because they are more susceptible to water leaks — which will lead to rotting and mold growth. The most popular types of membrane roofing for low slope or flat top buildings are single-ply roofing systems, specifically PVC and TPO. While we at J.R. Swigart specialize in single-ply roofing systems, we have the knowledge and experience to repair and/or replace all types of commercial roof systems. PVC Roofing

PVC membranes are a highly popular choice of single ply roofing. They consist of a single layer of highly reflective thermoplastic material that is installed in rows and hot-air welded at the seams. PVC membranes are strong, durable and provide energy-efficiency.

PVC Roofing

TPO Roofing

TPO roofing is highly popular due to its energy-efficiency. With TPO roofs, you get the cost of rubber roofing and the hot-air welded seams of PVC roofing. TPO can be self-adhered or mechanically attached. TPO roofing lasts between 7 to 20 years.

TPO Roofing

KEE Roofing

KEE roofing is a high-molecular-weight polymer commonly used in roofing because of its favorable melting properties and elastomeric properties. When combined with PVC, KEE will increase the durability, flexibility, and life of your roofing.

Types of Commercial Roofing

PVC Membrane Roofs

PVC roofing or polyvinyl chloride roofing is flame-resistant, lightweight, and comes in a variety of colors and patterns for your commercial roofing needs. PVC is slightly more flexible than TPO and with proper care and maintenance, can last around 20 to 30 years.

TPO Membrane Roofs

TPO roofing, also known as thermoplastic roofing is a single-ply membrane. It comes in sheets that are 10 feet, 12 feet, and 20 feet wide. When properly installed and maintained, TPO membrane roofs can last around 30 years. TPO membrane roofs are also Class A Fire-Rated and highly reflective. They have a slightly better tear and break resistance when compared to PVC.

KEE Membrane Roofs

Ketone ethylene ester or KEE is a flexible and soft PVC polymer with elastomeric properties. When mixed with PVC, KEE provides many benefits in roofing membranes including, durability, strength, and energy efficiency. KEE membranes are more durable than TPO but aren’t fit for every application.

Low Slope Roofing

Flat roofed commercial buildings are not entirely flat they have a slight slope to help prevent ponding. However, they require roof membranes (coverings) on top to help weatherproof the facility. There are 5 different roofing systems applied on low-slope roofing including built-up (BUR) roof membranes, metal panel roof systems, and polymer-modified bitumen sheet membranes. We however, specialize in single-ply membranes — PVC and TPO. Single-ply roofing consists of sheets of rubber that can be fully adhered, ballasted or mechanically attached to your insulation. They are very popular in the commercial roofing industry because of their energy-efficiency, durability, and lifespan. We partner with GAF and FiberTite, some of the country’s leading roofing manufacturers. They not only produce high-quality products, but they come with some of the best warranties on the market!
