Roof Overlay

If you don’t have the time or budget for a complete tear-off, a roof overlay is an option for your commercial building. Roof Overlays, or roof overs, are cost-effective if your building is structurally sound. J.R. Swigart provides roof overlays for all types of low slope roofing, with different installation systems to choose from.

Single-Ply Roofing Membrane Installation

There are 4 common ways roof installation contractors apply single-ply roofing. They include:

  • Ballasted Roof Installation: in this system, the membrane is loosely laid over the insulation, then washed river rock, gravel or paving stones are applied over the membrane. A ballasted roof helps secure the membrane and helps protects it from UV rays. This system is very cost-effective.
  • Mechanically Attached Roof Installation: in this system, the roof is fastened in place by fixing mounting plates through the insulation to the roof deck. Fasteners could include augers, nails or screws depending on the type of decking. This system is great if your single-ply membrane will be installed during cold weather, if your building has wool or steel roof deck or if you’re doing a roof overlay.
  • Fully Adhered Roof Installation: in this system, mounting plates anchor the insulation and deck together and then the membrane is bonded to the insulation. This is a great system to help increase wind uplift resistance.
  • Induction Welded Roof Installation: in induction welded or hot air welded roofing systems, coated plates are attached to the roof deck first. Then, the membrane is installed to the plates using an induction welding tool. This system is a great alternative to mechanical attachment as the need for fasteners is reduced by nearly half.
